Vancouver residents find loopholes in city's short-term rental rules

The number of short-term rental listings is going up at the same time that it's becoming harder to find affordable, long-term rental accommodation. The City of Vancouver has rules, but residents point out loopholes and grey areas.

Another person, Vancouver property manager Alan Moody, said one tenant rented three furnished apartments from different landlords in his building and then listed them on Airbnb. This alone was in violation of the rules, which stipulate that a unit must be a principal residence. When Moody contacted the city, it was going to fine the owners of the units, not the tenant who had listed them on Airbnb without permission.

The city gives licences and regulates property managers like Deyrmenjian, who is the founder and CEO of Vancouver-based Artin Properties. It lists and manages multiple short-term rental properties on behalf of licensed homeowners, provided each unit is in or is a principal residence. “I think that’s something for the city to consider, especially with many people working remotely these days. If people have a home base, which is essentially a principal residency, they can still travel and work elsewhere. And while they’re away, they have the right to make a supplementary income on their property,” he wrote on his website.Article content
