This plan outlines a phased approach to maintenance and upgrades, with an estimated $105 million earmarked for the first five years. \The masterplan also calls for the complete replacement of the stadium roof during the last five years, costing approximately $81.8 million. Alongside this, three design studies submitted by renowned architectural firms – HKS, Populous, and Manica Architecture – offer diverse concepts for enhancing the stadium's functionality and aesthetics. These proposals address issues like limited loge seating and club boxes, the need for improved vertical transportation, and even suggest relocating NRG Arena to a new site within the park, at a cost ranging from $538 million to $1.32 billion. \Meanwhile, the NRG Center is projected to require over $400 million in maintenance over the next 30 years. The future of the iconic Houston Astrodome, which closed in 2009, is also under discussion, with the non-profit Astrodome Conservancy proposing a separate $1 billion plan for its revitalization.
