A recently renovated four-bedroom townhouse in a desirable area near Highway 401 was listed significantly higher than comparable units. The seller's upgrades, including a kitchen refresh and basement finishing, attracted numerous young families seeking a more spacious and manageable living environment.

A private patio is accessible through sliding doors at one end of the main living and dining area.Agent Belinda Lelli had several reasons for listing this updated, four-bedroom townhouse at least $100,000 higher than other units in the 50-year-old complex near the Yonge Street entrance onto Highway 401. She outlined its assets in a handout for visitors, more than 50 of whom attended two open house events.

“We had a sheet of what was available compared to ours, like a comparative analysis on one sheet, so buyers could readily see it,” said Ms. Lelli.“If is very original, they have a hard time moving because the feedback I’m getting from young families is it’s too much work for them,” said Ms. Lelli. “My client did the kitchen and other renovations.”Royal LePage Real Estate Services Ltd.

This three-storey townhouse has a standard design with a street-level entrance and a private patio accessed through sliding doors at one end of the main living and dining area. Less than 10 years ago, the seller revamped the kitchen and refinished the basement, complete with hardwood floors and pot lights in the kitchen, living room and bedroom. The lower level also has a separate exit and one of the home’s four bathrooms. The townhouse has four bedrooms.“We were swamped with young families seeking a house in this coveted area, most coming from condominiums with one or more children,” Ms. Lelli said.

“The maintenance fees weren’t high, and it’s a really good area, flanked by multimillion-dollar homes.”
