Two separate developers are looking to build projects on Southridge Avenue and O’Grady Road.

Bic Hayer Rental Properties Corp. is seeking to rezone a lot at 6700 Southridge Ave., according to a public notice published by the City of Prince George. Currently the 2.85-hectare lot, located near the intersection with Marleau Road, has a large single-family home on it.

Under the proposed RM: 5 Multiple Residential zoning, the maximum density for the development would be 125 units per hectare, allowing a theoretical maximum of 356 units on the site. The development would be restricted to a maximum of four stories tall. Troika Management Corp. and The Roman Catholic Episcopal Corporation of Prince Rupert are seeking to rezone a portion of land located at 6100 O’Grady Rd. and 5958 Stringer Cres., directly across O'Grady Road from The Home Depot.

The proposed RM:6 Midrise Residential zoning would allow up to 140 units per hectare, with a maximum building height of 30 metres . The two undeveloped lots are a combined 22.85 ha. in size, however, only the northwest section of the land facing onto O’Grady Road and Stringer Crescent are being proposed for rezoning. A City of Prince George public notice about the proposed rezoning did not indicate the size of the area to be rezoned for development.
