That’s because the new six-storey condo project in Toronto’s Junction Triangle neighbourhood is one of the first residential buildings in the city to be constructed out of cross-laminated timber . Made from layers of solid-sawn spruce, fir and pine harvested from Ontario forests, CLT is being used as both a structural framework and an interior finish at Grain Lofts, which is replacing the Sporting Clube Portugues de Toronto at 1650 Dupont St.

Glued together to form panels that satisfy fire safety and structural integrity requirements, CLT can be assembled on-site, which Gairloch founder and president Bill Gairdner says will drastically reduce construction timelines. “We have to pour concrete below grade and for the first level, and then once that has settled, the CLT structural elements only take about 40 days to erect.”Article content

Two-thirds of the units span the building’s north and south wings —7.4 and 14.8 metres long, respectively — providing both breezy ventilation and outdoor options that include balconies on the south side and terraces on the north. Clad in sheets of weathering steel and glass on the building’s exterior, CLT is left exposed on the ceilings and feature walls of the suites, which range in size from 500 to more than 1,000 square feet.
