Signorelli plans 1,300-home Waller County master-planned community
Part of the Royal Independent School District, Bluestem homes are expected to range in price between mid $200,000s to the low $400,000s, according to Signorelli. The average home price in Brookshire is about $432,586 while homes in nearby Pattison average about $275,450, as of early February, according to Houston Association of Realtors.
Dewese said Signorelli was attracted to the serene, natural environment in the area. The developer plans to incorporate 24 acres of preserved green space, miles of walking trails and 2 acres of open green space dotted with lakes, creeks and prairie grasses. The name of the community is a nod to the native prairie grasses present in the area.
Bluestem adds to Signorelli’s expanding portfolio of communities stretching across the Houston area. Future developments from the firm include a 3,000-acre community in Splendora and 256-acre Conroe community in Montgomery County, plus a proposal to build a 4,700-acre master-planned community in Fort Bend County
