There are no 'condominium police' but getting directly involved with the board will go a long way to help it get back on track

The Condominium Property Act imposes not only a duty to maintain, but an obligation to correct deficiencies. Accordingly, it follows that where a condominium unit owner provides evidence of a deficiency and the need for significant repairs and remediation, the condominium corporation has an obligation to undertake the due diligence required of it to investigate and address any repairs and remediation work.
If the board is ignoring their legal obligations or is not listening to the owners, then a court action may be your only solution. Section 67 of the Condominium Property Act provides for broad court-ordered remedies in cases of “improper conduct” by, among others, condominium corporations. When a court is satisfied that improper conduct has taken place, it may do a number of things to cause that improper conduct to cease.
