Burnaby city council has approved a mixed-use development featuring a 41-storey condo tower and a six-storey rental building in the Edmonds neighbourhood.

A new 41-storey condo tower and six-storey rental apartment redevelopment just got the green light in Burnaby ’s Edmonds neighbourhood. On Monday, city council approved the project by OpenForm Properties on the Kingsway Honda dealership lot in Edmonds Town Centre at 6958 and 6984 Kingsway, 7234 Greenford Ave., 6957 and 6961 Beresford St., a less-than-15-minute walk from the Edmonds SkyTrain station.

The project, which went to public hearing in 2021, went through some “minor” changes this past August, notably decreasing vehicle parking by 99 spots to a total of 368 spaces. Staff said the changes comply with new parking requirements. The development will include 346 condos in the 41-storey tower, as well as 13 two-storey townhouses fronting Highland Park Trail. The six-storey mixed-use rental building will have 69 rental apartments and commercial retail space along Kingsway. The building will include 17 non-market rentals, rented at 20 per cent below the median rate in Edmonds, and 52 market rentals. Since the public hearing, the developer added two more townhomes and upgraded “several” two-bedroom units to two-bedroom plus den units. While the number of storeys increased from 40 to 41, the actual height of the tower will be “slightly reduced” by about two metres by removing the P0-level parking garage and adjusting the heights of the first two floors, according to the staff report. The developer will also provide a subsidy to residents equivalent to 50 per cent of the cost of a two-zone adult transit pass per home per month and $1,500 in car-share vehicle driving credits per home. Some renderings of the project show a potential 38-storey tower next door to the west. Staff said the changes made this year did not require another public hearing
