Some residents are fighting a plan to remove a rent control rule that forbids landlords from raising rent more than $20 a year.

Elizabeth’s current rent control policy says landlords cannot raise rents each year more than 3% — or $20 — whichever is lower. City council members are expected to vote Tuesday on whether to remove the $20 cap. Elizabeth councilman Manny Grova Jr. said he believes the majority of the nine-member council will vote to remove the $20 limit. However, the council plans to keep other rent control rules in place that would forbid most landlords from raising rent more than 3% a year.Elizabeth is among several New Jersey cities that have recently considered changes to rent control laws. In Perth Amboy, the city adopted a new rule in October that lowered the ceiling for rent increases.
The fight over rent control policies comes as many landlords across the state have upped costs this year.in the nation to rent, according to a July report from the National Low Income Housing Coalition, a nonprofit organization. The same report showed the average New Jersey resident would have to work more than a 40-hour workweek to afford a one-bedroom apartment.that restricts landlords from raising rent more than $20 annually.
