Basements can add value and function — but be prepared before building one
A basement can offer a ton of additional function or add space to your home. A recreation room, a gym and office or, in some cases, even a fully livable separate rental apartment are all potential ways to expand your home.
Did you get the permits?First things first: Never overlook the importance of getting permits for your project. I don’t know what it is, but for some reason, I find that for basement renovations especially, homeowners just don’t think they need them. A permit isn’t a cash-grab — it’s your insurance that the job is not only done but done right.
Ideally, your foundation has already been waterproofed from the outside; but if not, you can still waterproof the interior walls. By adding a drainage membrane between your walls and living area, and, in some cases, even a sump pump, you can keep water out. It’s not my preferred method, but in some instances that’s all you can do.
Where, and where not, to renovateWhile the added space provided by a fully finished basement is appealing, it’s an expensive undertaking — and not necessarily one you should commit to completely. Even a partially finished basement will raise your home’s value — and I actually do recommend having a portion of your space unfinished. Leave your furnace area alone to ensure it’s easily accessible.
