A revised proposal for a purpose-built rental building in Toronto 's Junction Triangle neighbourhood has been submitted, significantly increasing the number of residential units and affordable housing options. The updated application, filed in late January, seeks approval for an 18-storey building with 262 residential units, including at least 15 affordable units. This represents a substantial increase from the previously approved 15-storey building with 108 units.
The development site, located at 72 Perth Avenue, is situated within a vibrant older mixed-use neighbourhood, offering convenient access to public transportation through the Bloor-Lansdowne GO Station. The plans, originally submitted in 2018, have undergone several revisions, with minor variance applications gradually increasing the proposed height and incorporating the provision of affordable housing as a community benefit. The latest iteration includes a four-storey podium beneath the 18-storey residential tower, as well as a 1,431-sq.-ft public park along the western edge of the property. This park would contribute to the expansion of the West Toronto Railpath. The 262 rental units will be comprised of 26 studios, 118 one-bedrooms, 92 two-bedrooms, and 26 three-bedrooms. While the original plans included 15 affordable housing units, the revised application anticipates accommodating even more. The application states that the increased density will support the delivery of additional rental housing and additional affordable housing.Tenants will enjoy a comprehensive suite of amenities spanning 12,798 sq. ft., including 9,009 sq. ft. of indoor space and 3,778 sq. ft. of outdoor space. The indoor amenities may encompass co-working rooms, a fitness centre, a game room, lounge, a coffee bar, a kids' room, a music room, a multi-purpose room, and guest suites. The outdoor amenity space, located on a rooftop above level three, would be integrated with the indoor amenities on that level and potentially include a plunge pool, lounge area, and BBQ/dining area.
