HULLMARK — Development partners Hullmark and BGO are aiming for shovel-readiness in 2026 for their Toronto Beltline Yards community.

TORONTO — Toronto-based developer Hullmark in partnership with investment manager BGO have announced the launch of the master plan for a mixed-use Toronto project to be called Beltline Yards.The project will feature transit-oriented urban planning, a variety of housing tenures including purpose-built rental housing, employment space for retail and light industry, public space and parkland, stated a release.

The project is on 7.3 acres located at the intersection of Bowie Avenue and Caledonia Road, adjacent to the new transit hub at Caledonia Station, with the York Beltline Trail along its northwest edge. The partners are targeting shovel-readiness in 2026 for the 1.7-square-foot development. Design is by British architecture and urban planning firm Allies and Morrison. The project will include public gathering spaces including a series of light-industrial yards featuring local shops, eateries and other spaces within the site.

“We have been inspired by the York Beltline Trail and the Toronto Beltline Railway, and the incredible opportunity we now have to complete the vision in a modern context. We will be using this existing infrastructure to enhance the area, making sure that not only will people, locals and visitors alike know about it, but will include it in their daily lives,” stated Hullmark president Jeff Hull in a statement.
