DC Partners is proposing a hotel, condominiums and retail and restaurant space on 22 acres at a prominent intersection in Fredericksburg.

A Houston-based developer wants to build a hotel, condominiums and space for shops and restaurants at a prominent intersection in Fredericksburg, adding to the surge of development in cities dotting the fast-growing Hill Country region. But the city’s Planning and Zoning Commission is putting a kink in the $176 million plan. “This is not good for the community as a whole,” Commissioner Tim Dooley said this month of the proposal from DC Partners.

Mexican company plans to build luxury housing, hotel, restaurants on 218 acres in Hill Country DC Partners has made multiple revisions since submitting its initial plan a year ago. Those include removing a 258-unit apartment complex, adding more green space around the historic Klinglehoefer House and reducing the height of some buildings — all because of commissioners’ concerns about density and traffic. But their worries have not been allayed.

The program created by Congress in 1990 allows wealthy foreign investors to apply for visas in exchange for providing at least $800,000 or $1 million, depending on the location, for certain commercial developments.
