Larkspur Capital is seeking zoning to build a more than 200-unit rental community near Dallas' Fair Park.

Now the developer is seeking city approvals for an apartment project that would be just two blocks from the entrance toThe development is planned for a vacant block near the corner of Haskell and Parry avenues.

“The applicant’s proposed multifamily uses will diversify the area’s housing stock with new-construction residential and 5% of units of mixed-income housing,” according to filings from the Dallas’ planning staff. “The applicant’s mix of uses, commercial and residential, will add necessary activation to the adjacent Santa Fe Trail through pedestrian-oriented design standards and conditions that call for direct access to the trail.

The rental project could be between five and eight stories tall depending on how many below market rate units are included.Larkspur has previously said it hopes to build around 240 units on the site, which is an area surrounded by older commercial properties. Dallas architect Corgan is designing the project.
