8 ways to add value to your home, from improving energy efficiency to enhancing outdoor spaces 🏠

with little or no outside space, gardens and even balconies have shot up in importance.

“While many of our popular ‘English’ garden plants such as roses, lavenders and peonies are without a doubt beautiful, if you view a garden full of them in October, or January… they will look pretty dull, to say the least. You could even add period-appropriate furniture, such as a rolltop bath, to appeal to those buyers looking for a unique historical property, she says.

“Even if your home doesn’t have a dedicated home office, you can position a corner of your living room – or bedroom – as the ideal work-from-home environment, adding around 8-10 per cent to the value of your property.”An obvious way to bump up values is to create a new room. Before trying to extend the property, most experts advise looking at converting existing space.

“Whilst basement conversions are also popular, these are less common as the property needs to have reasonable size cellar already in situ,” says Mr King. “There is a common misconception that you have to spend thousands of pounds in repairs to make your home stand out to buyers, but this isn’t always the case,” says Simon Bath, CEO of iPlace Global, which runs house-moving app Moveable. “You can actually do more for less by doing simple DIY jobs.”

More buyers might be looking at what’s under their feet, thanks to the boom in home renovation content on social media. Analysis of Google trends conducted by Magnet Trade found a 400 per cent increase in searches for “floor colour trends” over the past year. Bruce King of Cheffins also flags parquet as a good option. “You can now buy wooden flooring in tiles which present a more affordable option for those on a budget, however if money isn’t an issue, a perfectly presented parquet floor can really add a wow factor.”
